5 Steps of the Closing Process

The steps of a closing are:

Step 1) Delivery of the Purchase Agreement - the process begins with delivery of the Purchase Agreement sent to us by email/fax or hand delivery.

Step 2) Title Search and Title Insurance - the title search is ordered and Clear Title prepares the title insurance commitment.  The lender relies on the commitment to make certain the seller (or borrow in a refinance) owns the property.

Step 3) Documentation Preparation - deed, mortgage, and other loan documents are prepared. Payoffs of outstanding mortgages are obtained and a closing statement is completed.

Step 4) Closing Day - the paperwork is properly signed and the new owner finally gets the keys.

Step 5) After Closing - all funds are released, paperwork is delivered, documents are recorded, and the title policy is issued.
